When a hospital chiller trips at 2 AM, when a hotel's hot water boiler lockouts during check-in, when a cooling tower fails mid-summer — you don't need a sales pitch for a full plant replacement. You need a mechanical team that walks into your plant room and knows what they're looking at.

AM Heating & Air services and maintains central plant equipment across Southern California — chillers, boilers, cooling towers, and the hydronic systems that tie them together. We're the team you call when the plant needs to stay running, not the team that tells you to rip it out and start over.


Chiller service and repair

We service both air-cooled and water-cooled chillers for commercial, institutional, and industrial clients. Our technicians troubleshoot mechanical, electrical, and controls issues across most major platforms — and we've put in significant field time on newer Turbocor magnetic bearing centrifugal chillers, which require a different skill set than traditional positive-displacement machines.

What we handle:

  • Air-cooled rooftop and packaged chillers
  • Water-cooled chillers including hydronic centrifugal systems
  • Refrigerant leak detection, recovery, and recharge (EPA-certified)
  • Compressor diagnostics, electrical and controls troubleshooting
  • Condenser and evaporator cleaning, tube inspections
  • Annual teardown inspections and seasonal startups
  • Emergency service on down chillers — same day response across SoCal

Turbocor experience: We've put in extensive field hours on Turbocor magnetic-bearing compressors. We don't hold the manufacturer certification, and if your equipment is under a Turbocor warranty that requires certified service, we'll be upfront about that. For out-of-warranty service, diagnostics, and maintenance on Turbocor-based chillers, we're one of the few local teams with real hands-on experience.


Boiler service and repair

We service commercial hot water heating systems, with particular focus on high-efficiency condensing boilers — the systems where a single missed maintenance interval can mean heat exchanger failure and a five-figure repair. Proper combustion analysis, condensate system maintenance, and control calibration are the difference between a 15-year boiler and a 5-year one.

What we handle:

  • Hot water boilers for commercial heating loops
  • High-efficiency condensing boilers (Lochinvar, Viessmann, Weil-McLain, and others)
  • Annual tune-ups with combustion analysis
  • Ignition, gas train, and burner service
  • Control board diagnostics and firmware updates
  • Condensate neutralizer replacement
  • Low-water cutoff testing and safety inspections

Aerco experience: We have extensive field experience on Aerco Benchmark and Innovation series condensing boilers. We don't currently hold the Aerco manufacturer certification, and if your Aerco equipment is under a factory warranty that requires certified service, we'll be upfront about that. For out-of-warranty diagnostics, repair, and maintenance on Aerco-based systems, we bring real hands-on expertise.


Cooling tower service

Cooling towers run outdoors, get exposed to Southern California weather year-round, and quietly lose capacity from scale buildup, fill degradation, drift eliminator damage, and basin corrosion. Regular service keeps rated capacity — and keeps the water-cooled chillers downstream from short-cycling.

What we handle:

  • Induced draft towers — crossflow and counterflow
  • Forced draft towers
  • BAC — Baltimore Aircoil — and EVAPCO platforms
  • Basin cleaning and sediment removal
  • Fill, drift eliminator, and louver replacement
  • Motor, gearbox, and fan service
  • Float valve, make-up water, and bleed-off calibration
  • Tower structural inspection

Note on water treatment: We coordinate with your water treatment provider but don't handle chemical programs directly. If you need a recommendation for a reputable water treatment partner in your area, we can connect you.


Hydronic systems

The piping, pumps, and controls that move water between your chillers, boilers, cooling towers, and air handlers — when hydronics are wrong, the whole plant runs wrong. We service chilled water loops, hot water loops, and condenser water loops, with focus on diagnosing plant-wide issues rather than patching individual symptoms.

What we handle:

  • Circulating pump service and replacement — Bell & Gossett, Armstrong, Taco
  • Variable primary and primary-secondary pumping systems
  • Expansion tank service and replacement
  • Air separator and strainer maintenance
  • Pipe leak detection and repair
  • Valve repair and replacement — butterfly, ball, control valves
  • System balancing and troubleshooting
  • Glycol system service for low-temperature loops

Preventive maintenance contracts

Most central plant equipment failures are preventable. Our PM contracts are scheduled to manufacturer recommendations and customized to your plant — typically quarterly or semi-annual visits that include inspection, testing, cleaning, and documented reporting. Clients with active PM contracts get priority response on emergency calls and consistent service from techs who know their specific equipment.

Our core focus today is service, repair, and maintenance of existing central plants. We're building out our design-build capability to handle new plant installations in the future.
